Loxon Acrylic Conditioner is a 100% acrylic emulsion primer/sealer designed to penetrate and seal porous masonry and cementitious substrates, and to bond residual chalk to the surface. It enhances adhesion and allows coatings to be applied before full concrete cure (prior to 30 days), with resistance to alkali and efflorescence on new or existing concrete.

Important System Notes:
- Topcoat required within 7 days on exterior applications to avoid surface contamination.
- If a full-bodied prime coat is needed instead of a penetrating sealer, use Loxon Concrete & Masonry Primer or Loxon Acrylic Block Surfacer.

Application Details
- Application Methods: Airless spray (700–1000 psi, .015–.019 tip), brush (nylon/polyester or foam), or roller (3/8"–3/4" nap synthetic).
- Temperature Range: Minimum 50°F for air, surface, and material; surface must also be 5°F above dew point.
- Humidity Limit: Do not apply if RH > 90%.
- Dry Times @ 77°F, 50% RH:
- Touch: 30 minutes
- Tack-free: 1 hour
- Recoat: 3 hours
- Coverage: 200–300 sq. ft. per gallon depending on porosity.
- Tinting: With ColorCast Ecotoner, up to 1 oz per gallon.
Special Notes
- Do not build a surface glaze, apply to damp surfaces, or over heavy chalk.
- UV Performance: Not explicitly UV-stable, requires a topcoat for exposure resistance.
- VOC Content: < 50 g/L (0.42 lbs/gal); compliant with LEED v4, CARB, SCAQMD, OTC, Canada.
- Shelf Life: 36 months unopened.
- Cleanup: Soap and water; flush spray equipment with compliant solvent to prevent rust.
- Safety Notes: Contains crystalline silica; avoid inhalation and skin contact. Use PPE. Not for floors.
Surface Preparation
- Surfaces must be clean, dry, and free of contaminants like efflorescence, dust, and peeling paint.
- Concrete/masonry: Must cure for 7 days minimum; pH 6–13.
- Brick: Weathered for at least one year, free of excess mortar.
- Plaster: Typically cured for 30 days, but acceptable at 7 days if using Loxon Acrylic Conditioner.
- Mildew: Remove with bleach solution (1 part bleach to 3 parts water), rinse and dry thoroughly.
